The flat roof may prove to be an issue but citizens will have to offer coverage.

@John Morgan I had a really bad rehab that had the same issue and just rolled the dice and had the hardwood sanded/refinished and it worked like a charm.

Insurance might be another issue you encounter, though.

As was said, I'd think you could do better given this issue and the low CF....

We started the journey last year Sept 2023.The deal closed mid November, after a 2 months journey to find the perfect property (price/Cash Flow/appreciate) and closed on it.Made her aware the holidays isn't the time for renters to move, however, once W2 taxes were issued in January 2024 she would get a tenant.She is officially a landlord!

The big issue for me is how I’ll schedule showings if I’m not home for a week or two at a time?
