I tend to make more than the other guys running themselves ragged for volume.You need to look to your micro market in the niche you want to invest in retail, multifamily, office, industrial, etc. and then seek out specialist.

Measuring direct mail response rate & effectiveness: Any horror stories?

Based on some of the threads on here, it seems like quite a few of those who have tried some sort of direct mailing feel like they either shot an 'air ball' or totally missed something.I would like to know what sort of response rate most of you are getting and the nature and source of the list.It seems the absentee owner list tend to have the worst response rate or has that been your experience?

I am looking for something that is a B- or C+ property in a A/B area with value add potential.I understand that deals listed on the likes of Loopnet will not be the good deals, and that those come from building a rapport with brokers.My question is, how many brokers do you tend to contact when beginning a search with intent to purchase, and how often do you follow up with them.
