If you are buying properties in Maryland, DC, or Virginia that are on the MLS--no one will even look at your offer unless you have a proof of funds letter or bank statement.

(Actually this stuff was submitted ALL 3X) Realtor Report after 2nd BPO came back bad.Bank ordered 3rd BPOI listed the property at $220,000 for fear it would come back AGAIN in that range and wanted to TRY to get a C buyer lined up and if I had to would go A-C.Bank came back Friday and accepted the 128,000 - 2nd wants updated profit loss and bank statements and then will issue approval.

Both terms are synonymous.If your plan is to wholesale or buy, rehab and flip REO properties, you will have a difficult time doing so without a real POF (bank statement, stock account statement, IRA statement, etc) in your name or your entity's name.

Have you actually looked at the appraisal, or at least the statements regarding problems in the appraisal, and then looked at the house to examine the supposed problems?
