We got notification that the county is reassessing all business property taxes county wide so we did plan for an increase there.  

I may have had to buy one length of PVC but between my excess stock and the pieces in the storage unit on the property I really just needed more PVC cement.I bought a pedestal sink (discontinued model) at Lowes and a $2.00 toilet at my community wide yard sale.

Does anyone know of real market data on an MSA or regional (even county-wide) basis?

Since we started in MTRs I've been surprised at the wide variety of people looking for furnished rentals in my area.

When I look at other listings in markets where I actively or consider investing, everything managed by Vacasa, Evolve, etc is barely over a 4.5 with wide open calendars.

Parts I'm having a very hard time with... to paint the unit along with a very small wooden stairway leading to the front door, maybe 4-5 feet wide and 3 steps, they want over 2k.

You listed a very wide rage of prices (50%). 

When I get older properties, I like to change out all of the switches and outlets for the newer types with a wide rocker panel switches and flat, square outlets.Do I need to get an inspector to look at this type of work afterwords (and also get a permit?)  

The rest of the basement is almost gutted and wide open (except load-bearing walls).
