Any amount of money gifted that exceeds the annual limit of around $15k per person ($30k if my father and mother each make a gift to me) - the excess goes towards their lifetime gift limit which currently sits at about 11.5million and is assessed taxes in their estate when deceased.

I would recommend this if you're going to have investments that will put cash back into the account as there are usually annual fees so you'll want investments that are cash flowing back into the account to help pay for them (vs say investing in gold and needing to make contributions just to pay for fees or having enough cash sitting in there to just cover fees).

The commercial financing on apartment buildings is great. 20 year debt means when I am in my early 50's it will be paid off and cash flow like crazy.

If this doesn't make sense, there are free DISC assessment which help with teams.Also, if you all sit down and map out all of the jobs to get one deal from beginning to end, you can assign each job to a person and this may highlight what skills are missing.
