Oklahoma Tax Auction

My husband and I have been saving up money and want to buy our first investment property. There is a tax auction coming up in Oklahoma in June. There is no right to redemption in OK for tax auctions and all that’s needed is a quiet title action. Has anyone done this before? Tulsa County says that part of the fees you pay includes a title search and the results can be pulled from the county records. So I planned on paying a title company to run addresses for me but I guess I don’t need to.

Should i consult a RE attorney before buying to make sure I’m avoiding any liability?

If you’ve purchased an auction house, how do you do your evictions? Do you hire a property manager immediately to process the eviction for you? Are sheriffs commonly used to enforce evictions?

Do you ever offer cash for keys, and if so what is a common $?
