I would not be a managing member and would just get a K-1 with Line 2, Rental Real Estate on it, which I understand is not subject to UBTI.And then could we allocate tax deductions, both cash (maintenance, etc.) and non-cash (depreciation), to the taxable guys to sweeten the deal for them in exchange for perhaps a bigger piece of the profits for me so we're all whole in the end (i.e., their additional tax benefits cancel out their surrendering some profits to me so everything ends up having substantial economic effect)?

(if you have a specific resource you can point me too I'd appreciate it, info its never enough)Based on those principles I've found a few properties that, on numbers, seem to make good rentals(CapRate easily over 10% and CoC over 25%) but I know there are other pieces that make the puzzle.Once you find a good property in numbers, what else you normally look for?

I'd present the figures you've used above, to the seller and use it to explain your offer on the property.Go through it with them, piece by piece and ask if "they" can make suggestions how you can modify the value of repairs, while ensuring an investor could still do a rehab.

I'm looking to get into MH investing, one reason is that it doesn't take a lot of capital to get into.I have found a couple 3-5k MH that wouldn't take much more to get it to a nice & well livable condition..I'm wondering if I should try to rent or owner finance them in a MH park or on a small piece of land.
