MH Park or Land

I'm looking to get into MH investing, one reason is that it doesn't take a lot of capital to get into. I have found a couple 3-5k MH that wouldn't take much more to get it to a nice & well livable condition.. I'm wondering if I should try to rent or owner finance them in a MH park or on a small piece of land. Also if I should get into flipping them or just stick with rentals and owner finance
