Most DSCR loans have decent rates right now, so there's no real need to refinance them if the numbers work, however, most have a prepayment penalty of anywhere from 1 year to 7 years (depends on the lender)If you qualify for a conventional loan, that's the place to start your investment journey, but if you don't qualify for one reason or another (and there are several) DSCR loans are way easier and close faster in general.

Hold the funds in the account and apply them one month at a time as rent charges are posted.If you are accepting X months of rent in advance, you should have a written lease agreement for that amount of time and I recommend some financial penalty if they elect to leave early.
