I think areas like North Royalton, North Olmsted, Broadview Heights, Middleburg Heights, etc will all be better places to do a flip due to the increased price points, better schools and higher income buyer bases.

Now with the city requiring property inspections for all non-owner occupied properties, coupled with poor schools, high taxes and nation leading crime rate, I would go to the Baltimore county to the north and east.

It’s not booming as much as Boise but it does have a 40% owner 60% rental population because of the College Of Southern Idaho, the recently built hospital and 4 brand new schools and the rumors of a large company setting up shop.

Creating an entity solely owned by the same individual who is the mortgagee of the property in order to bypass FNMA seasoning guidelines sounds pretty shaky in a legal world intent and form are considered over formality and function.Once again- Didn't go to law school, but I wouldn't advise any of my buyers use this method when purchasing a property from me.In addition- I'm not sure the result of doing this would be any different than delayed financing.

I love Comic Con and when I moved to San Diego for school I discovered it and its since brought me so much joy and this year was a bummer on that front.With regards to acquiring the property my knowledge is little to those here on the forum in terms of what makes something a deal.The input I do have is you may want to consider is that the garage conversion is permitted.
