Then I called the numbers using a buyer lead sheet.

Many of the funds are here to stay and hopefully that leads to less disruption.

So far there are about 5 groups that showed up but it lead to nothing.

Hello BP community newbie here on BP I am currently in search of  ideas on how to go about finding leads on motivated sellers and any advice as to what I need to do to find my first house and get it under contract

@Aref Shehadeh  Offering the lead to a local short sale listing agent can work in your favor, as the agent would know you're already interested in submitting an offer.

He said, "Come here, you have to see this." and leads me back by the garage where there's a couple Styrofoam coolers.He said, "Open that one and look what I found." and points to one of the coolers. 

Don't know how he's tracking which vehicle got the lead... different ph #s maybe?

Granted the RR has been fairly consistent between 5-10% and even up to 15%, some neighborhoods have been more adamant to meet and negotiate deals (which I believe stems from the demographic, average age of the residential area, and simply the culture of the neighborhood) My skill sets and insight into print marketing has been key in building an emotional response, and thus providing qualified leads.
