However, if the property is tenant-occupied, accessing it for renovations might prove difficult.If your intention is to purchase a distressed property for value addition, I would caution against acquiring properties with existing tenants, as this can pose challenges in the renovation process.

agreed here but in our market we do more than just build we entitle, attend zoning meetings, we sell the asset, we provide rental comps, we negotiate financing structures, very little of the actual process is building. floorplan design, style, etc local knowledge trumps all.

So many landlords set up these types of additional escrow accounts and fund them monthly to try and anticipate those expenses - but these are separate from the lender's escrow for taxes & insurance.All the best!

So it's a one stop shop kind of deal and with everything being handled in house the interests have to be mutually aligned because that provider is married to you for the longevity of the investment.
