Grace but don't be too soft hearted - we don't run non-profits.I bet unemployment wont cover all their rent and food etc.. in my mind landlords should be coming up with a plan.. the we are not charity is not going to play well .. flip side is your investors you knew the risk you took counting on someone else ( tenant to pay your bills) thats why proper reserves are a necessity in the rental business.. for situations like this.. this should be no issue to a landlord who has proper reserves..

If you dont have the money to pay an attorney to do this paperwork properly to protect you and your buyer and your seller then you should either partner with someone who has the resources you are lacking or even find a real estate attorney and offer them a piece of the deal instead of paying them a legal fee.

It seems to me that the majority of people who rent to pet owners do avoid the major damage if they are doing their own due diligence when it comes to screening properly, making your properties as pet proof as possible, quarterly or at least bi-yearly inspections, etc.
