I would like to pay them less if the building is empty, and progressively more for every year they keep the same tenant in a door up to a relatively high against other market pay rates cap.

It is a bit rougher than both but will definitely benefit from their progress since they are soooo close to each other.I have 2 that are probably deep sleepers but I see great potential.1.

Considering the extensive rehab, there seems to be potential for a lot of unknowns during the rehab that would eat into my profits or wipe them out entirely (like major unexpected repair items, overages in current budget, or increased holding costs as my renovation scope expanded or progress gets delayed...which is bound to happen at some level).

I'm not sure what your time horizon is, but I rented out my first house 10 years ago and have 8 now and am happy with my progress.

Afternoon fellow BP investors, I recently found a property out of state and wanted to know how did you handle GC when you're not physically about to see the progress or lack there of? 

That seems to be where the path of progress is going (from Denver out to the airport).
