Some of you might be following the deal diary thread my business partner @Bill Labrecque and I started for our 2-family flip in Southington, Connecticut here on BP.After closing we noticed that in the 2-car detached garage the property has there was an "All Nighter" Wood Stove in what was otherwise a completely empty and clean space.

If you can find a lender that is investor friendly, they can help you "house hack".I think a lot of banks like to see you occupy the property for at least a year... but if you can find a loophole, more power to you!

Now that I officially know about the mold, I may have to pay about $20K (2 estimates so far) to clean it up, taking it back to the studs in some places, pulling back the baseboards in others, then cleaning with sporicide and doing air scrubbing in order to get an official clean bill of health since i can't rent or sell without that, having officially established that I have mold.

That added scope pricing needs to be separated from the base scope of work.I wish I had a clean, easy answer for you, but this sounds like a bit of a mess.My contracting experience is commercial, and we have a very detailed scope of work which leaves little to interpretation.
