It would be great to hear from people with experience in the San Antonio market how realistic it is to successfully BRRRR a rental property there.I think San Antonio has a lot going for it: job and population growth, diverse economy with durable industries, property values rising but still relatively affordable, the list goes on...However, I've been having a hard time finding deals (on the MLS) with the following criteria:- In decent neighborhood (C/B)- All-in costs are 75% of ARV- Cash-flow after a refinance where you pull out 75% of the ARVFrom what I've seen, the numbers in SA seem to work at around the $190K ARV price point.

The rental markets are more robust in the bigger towns like Denver, Boulder, C Springs, Fort Collins etc. so it will be easier to find housemates in those places to fill your house hack, however most of the state is booming aside from the eastern plains and a few other small rural areas like Craig, Del Norte, Walsenburg, and Trinidad (sorry Craig, Del Norte Walsenburg and Trinidad), so you should be able to find housemates easily almost anywhere as long as you avoid the few places with declining populations.

The area can also come into play but this is also subjective as you can have a class A building in a B,C or even D area.So all that being said it is first and foremost the age and condition of the building followed by the area and demographics of the population.
