If you want a lasting repair, your best bet is to cut out a section of the drywall and put in a new piece that spans a few studs on each side of the crack.Cost: patch job should be $30 to $50, or more depending on your negotiating.Cutting out a large section and putting in a new piece would probably be $150-$250.The wall texture will also determine how good the finished product blends and how long it will take.

Of the 3 calls I generated from our test mailing of 274 pieces, 1 was a duplex with renters in it, the other was a condo with a renter in it, and the third was a SFR with a primary owner in it.

We don't work for free. Most managing brokers will not allow a RE agent to wholesale for the simple fact that you have all the benefits of being licensed and the managing broker does not get a piece of the transaction (some managing broker's get upto 50% of their agents' transactions).

I can pay the $35k and rehab it when I could just get a different property altogether for less or I spend another $8k to demo the existing property and clear the lot and end up with a piece of land that probably has no value (if houses in that area are worth $25k).

This property is across the street from my primary home a 3/2 smaller duplex.I'm in the midtown area where all around me are are 139-169k newer homes. The area is comming back up because people want to be close to downtown. All home owners on the block own 2 or more properties. With me joining the multiowner club, our piece of neighborhood has almost no problems because the landlords can watch the tenants 24/7.
