You’ll feel like and expert by deal #2 and that makes deal #1 worth it no matter how it goes.Idea is to get solid base hit on deal #1.

Any advise is appreciated.BTW...I checked BPs RE agent finder tool, however there were no hits for the areas I'm interested in. 

At the showing the listing broker revealed that with the placement of a new tenant there was a rent increase which does make the 4 unit a base hit at least at $100 a door cash flow.
