Maybe this won't work for a newbie, but once I learned how to navigate contracts/negotiations (probably better than most agents), this became obvious.

No one has outright stated they will sue the other, but I now feel that I need to start inquiring about lawyers to navigate the best way to deal with the landlord’s communication with us.  

While not necessary they can help you navigate through the contractual matters and timelines.However if you don't use an agent, then I would ask to see the contract in which the wholesaler has, is there a inspection period?

If the attorney just chose not to pay them, I'd go file a complaint with the local Bar Association.  

Its going to be in DEC sometime, we are still navigating the date because of conflicting schedules, but it will line up very soon.
