Need replacement buyer for a duplex in San Francisco

In contract for a San Francisco soon to be vacant duplex in for $1.55m in the Richmond district (two, move in ready 2/1 units, 1000 sq ft each; and 1 legal in-law office garage/garden unit on a 2,500 sq ft lot across from Golden Gate Park). Due to unforeseen family issues, we won’t be able to move forward with this purchase. We stand to lose our earnest money if we can’t find a replacement buyer. The tenant just gave notice and my broker just did a valuation and put the current value at $1.7m. Owner will be able to live in one unit and find a new tenant at market rates.

If anyone has any advice on how to navigate this, I’d really appreciate the help.
