Im not necessarily set on a partnership but I am keeping an open mind about it and talking with people every opportunity I get.I am a college student as well so that limits my time a bit more and also my ability to work crazy hours hours to make money quickly.

That particularly house of mine doesn't cash flow well because I have it on a 15 year loan, but the equity is building incredible fast, so I don't mind. it would cash flow quite nicely if I refi'd to a 30, but I'd rather get it paid off sooner.

There's absolutely nothing wrong with a thorough/strict lease, but keep in mind that no Lease can supercede local/state/federal law.

@Margaret Salerno do you have a price point in mind that your looking to spend as Lakewood varies greatly in price.Depending if you buy on the east or west side of Lakewood, your tenants, rent and the entry price will vary.

Also, what size the floors are and what size the windows and doors are.I plan to have this information online as well, so if Suzy renter wants an area rug or curtains, she can see the size while she's in the store.Seems useful for ANY house IMO.
