We use Airbnb as the sole platform for renting it out, and it stays rented at approximately 90% occupancy year round currently (except for 2 months during COVID-19).

If you'd been doing this for 16 years and had some personal experience to back it up....okay, then we can all have different experiences and that's legit evidence to support the theory.  

My hubby and I have not been as active on this platform or with our REI business but definitely ready to dust off and pick up again.

How can we identify who are the scammers and who are legit QI and what aspects can we investigate before handing over such big amount of money?

And then, if you are able to find a legit coach, mentor, or program that can show you how to maximize your efforts, then go for it.

I am not entirely sure how to check if a course is accredited but chances are if it's sponsored by ARA (Atlanta REALTORS® Association) or GAR (Georgia REALTORS® Association), or is a brokerage, it's probably legit.

There are countless other aspects to short term rentals (designing communications to please the booking platform algorithms, copywriting, the psychology of guest satisfaction, seo, knowing and understanding the platform policies to protect your payouts, etc) but it’s very intensive to truly optimize a property and that’s where a competent management company (with in-house specialists) would come in.

There are too many legit deals out there.
