I subscribe to his philosophy and just don't do partnership, however, I do a LOT of joint ventures, and would suggest that for you.

It could be something to look into if you can co-op with other folks locally to use it jointly or find a vineyard management company near you that specializes in helping manage vineyards.

I would recommend to find a mentor and follow them for 3-4 weeks to see u really want to be a RE agent.

If you are going to partner with someone, you might consider a joint venture, but this requires all partners to be active on the deal.

There are a variety of ways you can get started – joint ventures, wholesaling, and property management are just as few ways to test the real estate investing waters.

You can get in actively finding and closing your own deals, joint venturing with someone else, or investing passively in a multifamily syndication.I started out with single family home rentals in the midwest, but I am now focussing on multifamily syndication in the SE of the US. 

as U know 3 mil is a drop in the bucket for a fund to do real estate deals.. 

As you read your purchase and sale agreement and joint escrow instructions, you will note that the owner has to provide clear title or you can back out of the agreement.  

I'm in a similar situation, similar joint income, similar aspiration for a forever home that would basically bankrupt us!
