You could do a combination some residential loans and some commercial.  

If you're looking for a small multifamily (<5 units), then this will be a residential loan, >5, it will be a commercial loan and a different process, but still doable.

I am hoping this job will connect me with more people on the residential side such as property manager and landlords.

Should I draft a lease specific to garage/shop space or just use my standard residential lease with a few modifications. 

I have been recommended to set it up with 4 units so it stays as a residential property and qualifies for residential loans ( I guess easier to get vs. comercial?).
