Soonest you’ve refinanced a BRRRR?

My goal is to obtain financial freedom through rental properties and has been for a long time. I don't love the idea of flipping, but I know it can help build capital quicker. I have an investor that is willing to fund a flip for me. I would really like to do the BRRRR strategy and pay them back with my refinance, but from what I've seen you can't refinance until 6 months to a year. My investor is more interested in a flip to get their money back within 2-4 months (assuming all goes well and the property sells within a reasonable time).

My question to you guys: what’s the soonest you’ve been able to refi? I’ve heard some people say they were able to get sooner than 6 months.

Are you looking to cash out refinance or just refinance an existing lien? 
As long as the lien against the property is recorded, there are no seasoning requirements for a refinance, with no cash back.

If you are looking to get cash back....

And you initially obtained financing, you have to wait 6 months for conventional. You can start the process prior to 6 months, but have to wait until that Mark to pull the cash out.
