I have a few RE quandaries that I could use some help with and I wasn't sure where exactly to start this post but I suppose this can serve as my BP introduction as well :-)  By way of introduction, my wife and I own a townhome in Northern Virginia (6 min. walk to VRE station) that we are contemplating selling (more space, expand family, etc.) but we're not in a position to sell right now.

Well living in Tampa Bay, the Mecca of wholesaling, you can throw a rock in any direction and hit a residential wholesaler so I guess this is my way to stand out.

My suggestion would be to read and absorb as much info as you can through here (there are so many folks with tons of different knowledge to offer) and don't be shy to start hitting the pavement.  

There would be additional hits to your bottom line as a result of that so be very aware of how it ties in to your investment calculations.Lastly, you always want to talk to an loan agent first so you can sit down and determine your buying power.

They make 9x the rent, so you should be able to be compensated well that will allow you to re-rent the unit without taking a financial hit.
