Im based in NY so even if month to month if she's been there 18 months I would have to give her 60 or 90 (cant remember off top of head) notice to vacate unless she doesn't pay.

Hey Shaheen, it really comes down to what you're aiming for.

I wouldn't exactly call them wrong numbers, but it does require a little more detective work to track down your target if the only number you can get to pick up is a work number or a family member.  

The issue here is that with investment rates as they are, I'd have to put more down (25% vs 20%) and then I'd be left with a long road to rebuild or repay that downpayment before I could repeat. 

I've already picked up a couple and knocked them down.

Our goal is to get 2 more this year, but we're stuck on how to build the capital for those down payments.

Comes down to who you are dealing with, its very easy to find out who the buyer is, boils down to the wholesaler you are dealing with, which unfortunately many get a bad rap in the space. 

Then we would be profiting a clean $2k a month from just this property alone and still have money for a down payment for a house hack. 

I have a two part question for the attorneys in the room.1) Our lender required that my mother be listed on the LLC Operating Agreement at the time of purchase because she contributed funds for our down payment.
