When to file an eviction? (Florida)

I have a tenant (been here for 18 months), the last 4 months I have served 3 day notices, she always pays in full when she gets the notice. She treats the property horribly (I am constantly cleaning up her mess outside (dirty diapers, clothing etc.) her place every time I go to cut the lawn) and I have no option besides getting her out of the property (I have been way too lenient with her).

I am looking to serve her a 30 day notice to terminate month to month tenancy but she still has not paid this months rent. Do I serve her a 3 day notice then serve the 30 day once she pays?

Also, once I serve the 30 day notice, do I have to file with any court system or sheriff?
