Finding a good lender is half the battle, it's always nice if the lender himself has experience firsthand in the field.

We're doing this part time as we both have full time jobs/careers in the Biotechnology Field and Federal Government, respectively.

I imagine if you don't put in a recipient it will get returned, but what exactly must be entered in the recipient field?

But you still have to set that up, not to mention furnish the place and take pictures in a way that will stand out in an increasingly crowded field.

I would be eager to help out anyway I can for free in exchange for actual in the field experience.

I looked at the form and that does not have any field for number of bedrooms. 

Or should homes on communities with HOA should be avoided for rent to own deali am a newbie in this field so any help would be appreciated.

For small kitchens like this, I have been able to find granite remnants or prefinished pieces (they require no field finishing - just cut to length and cut out a sink hole) that are very cost effective.
