Since the seller is paying for the agent, why wouldn't you at least want to have another set of eyes and ears?

My condolences.I've had my eye on that area for rentals for a while.  

Maybe make a deal with the local Rangers or neighbors that they would go and check on it and keep an eye on it a bit?

This is my niche.I find that it is my duty to be the one in the trenches, to weed through all the info sellers provide with an experienced, critical eye, rather than just trying to sell my own listing to you.As far as building a team - I have lenders, property managers, contractors, insurance providers, and more ready to work for you, and I do not have any financial arrangements with any of them.

Always risky giving back when it comes to appraisals.As far as fencing, chain link in my eyes is actually a detracting quality verse a nice wood or vinyl fence.

I just wanted to put some other eyes on the strategy just to make sure that it was in fact a good deal.  

I strongly suggest you visit a potential property and see it with your own eyes.
