Privacy and general advice for quick sale?
Hi all! Trying to wrap up my first flip deal and would love some advice.
We've been on the market (Listing here for reference) since June 8. Had a ton of interest at first and a contract within 5 days. It fell through a few days later b/c the buyer decided he didn't like the neighboring houses. Now we've lost that new listing mojo and haven't had as many showings or any new offers.
Some feedback is that the backyard needs a privacy fence (we already have a chain link). You'll see in these pictures how large the yard is, so a new fence would be a big expense. My realtor's pushing me on it, but I'm not sold on the idea. Would consider dropping the price at this point instead. The hassle of more upgrades and time involved is not appealing. But, of course, if it would sell the house, I'm open to it. The yards/houses on either side are indeed junky.
Thoughts on the fence? General advice to get this thing a new offer?
THANK YOU in advance!
