I have found the following to be extremely helpful:I use Nacca Law Firm in Rochester, NY.  

He is extremely affordable and honest.  

This seems extremely harsh, so I'm hoping I'm mis-understanding something.  

Any "design" I get to do in my company is usually so dictated by local and state design codes that they almost take the engineering/creativity out of the equation and you just end up conforming to endless lists of requirements (which can be extremely tedious to learn and keep up with).  

It was a REO and extremely distressed.

Recently used Lily Ann cabinets for a flip, and was extremely happy with quality for the price.

A fellow BP investor, Account Closed, Sean Jones, and Dhru Das and I went to three different properties with Aaron and Sean as they guided us through the process of evaluating the property, determining what sort of rehab would be necessary to produce a desired ARV - extremely insightful experience.We decided that a property that will need a gut rehab but is lower in cost will provide the best margin.  

REI is about buying right, if you always buy at market value then being a successful real estate investor will be extremely difficult.

Finding a property w/ a monthly rent of 1.5% of purchase price + rehab within a half hour of my town is extremely difficult.  

I use ACV policies with Shelter Insurance and they are extremely reasonable.
