The numbers look good but, even as a contractor, you're better off doing a quick turn rehab or 2 to get all the experience you need that you can take to investors who will then work with you.Cancel this deal and grab a beer.

Each day I have a "The One Thing" list: what to do with each of my flip properties (a phone call made, a contractors scheduled, etc.) and then my Realtor hat: search for properties to email my buyers, schedule an ad for my sellers, etc.

Ask contractors, most investors will have a trusted contractor that they will hold onto for dear life because they do quality and affordable work, you will need to find that person who has experience building multifamily properties.
