Im flipping the small house 1000s/f but im not sure what would sell better, Option 1 is bedroom in first floor, small living room 14x10 and eat in kitchen 16x10 second floor 2 bedrooms full bath, rec room in basement 16x16 with laundryOption 2 first floor livingroom 16x12 dining room 14x10 kitchen 10x10 full bath (off kitchen), second floor same as option one, basement same as option one , thanks family..

The other route, as you mentioned, someone has already done that work, or the value of the property won't be raised enough to refinance out the equity so you have to put the money in and leave it there, which eats into your capital.
