I'd prefer to take the house hacking approach with a duplex, but another route I'm considering is buying a house with built in equity that needs some fixing up and can force appreciation.

Personally we have some free and clear properties and some 30% down and recently we bought 3 duplexes with 70% down because we had a 1031 to do.

What is unique about this situation, at least for me, is that the duplex is owner occupied which qualifies the current owner for the exemption.
