The owner of the PM company would give me the run-around…and then would DRIVE to Chase Bank to make a deposit.

Almost all RE people drive by this every day, not knowing it is for sale. 

The suburbs sprawl for a good 2 hour drive if you go from one end to the other, and when you get to the end on the north you hit... another city! 

Have you considered looking for off-market deals by driving for dollars, etc?

I’m currently aggressively educating my self trying to read at least 4 books a month while also driving for dollars and going to as many R.E.I meetups within a 65 mile radius of my home, which is in Sarasota Fl.

Hi Jacklyn,  I believe the generic advice of "get a side gig" to earn your down payment money means (today);  drive for uber, door dash, find a few local elderly who don't want to go shopping and be their helper/shopper. 

It might be closer to $400 if they don’t drive much or over $1200 if a few are sharing. 

The tenant needs to go to their bank and set up the ACH.I have never had a tenant complain about depositing into my account.They can go through a drive through and they get a receipt.
