No insurance, $100k in damages, and the city will not offer the raze order?  

I'll charge 1.5x rent for units with cats just to cover any additional damage, and we plan to move towards 1.5x rent deposit in the future as we upgrade units as well.  

I usually go with black appliances and to date luckily I have not had any appliances stolen or damaged..but I've heard of stories of appliances being stolen.

If the unit passes the inspection and your rent amount is acceptable to the housing authority, you then complete your normal process of signing a lease or rental agreement, collecting the damage deposits, etc.

It seems that as small or not institution sized investor landlords we only have ways to prevent things and no pro action for finacial damages concerning money.

I like what he says about LLC’s and contracts with banks and in a tort cases where someone is damaged by your negligence where the tort victim never had a contract saying he could not sue personally.

Anything that did occur was probably damage caused by the tenant.The ways situations like these are handled is what causes many professional tenants to get that way in the first place.
