When I called my local court house here in San Antonio and asked if and how I could obtain a list of “Notice to defaults” they did not know what I was talking about.

Sounds like a load of junk to me, but asking to help inform their ongoing discussions with the landlord.

Yes the numbers were right, but what did end up happening was the unfinished basement turned out to have too low of ceilings to obtain permit.

Both leases are under market rent and we plan to have the raise rent discussion but we're not sure of how much notice we need to give tenants.

Since that time the seller obtained a cash out refinance for $50k, with Wells Fargo. 

Until that point, I am here to read / listen and learn.I am likely looking to purchase in my area (Pittsburgh) and have some ideas about what neighborhoods specifically, but these are just instincts and purely anecdotal in any event, so I would love to engage in discussions about what areas around here would work for the buy and hold rental income strategy.Thanks!
