May I ask why you are opting for the FHA OTC instead of a Conventional OTC product?

This will make your offers much more competitive and is an easier product to find right now than 203k.BTW this advice also goes for conventional rehab loans. 

I guess the difference is I am risking millions and producing a product and doing a ton of work to create the delta. 

There is a company called crawlspace ninja that sells a higher quality product (i have no association with the company). 

But if I can streamline this up front effort I feel I can be more productive in closing deals and either fixing and flipping or BRRRing.

So that is a fundamental part in the feasibility process to understand how much actual product you can fit in your development. 

Plus, my 57 Unit complex in Mentor is approaching 5.5 million valuation based on NOI and current sales etc.. same product, same quality.

It may turn some people off, but any marketing or product or service will do that.

At this point, I do not have any information about which end went in first, or whether or not there is a top on it, or if the mouth is narrower that the diameter.I'm thinking if I had an auger with a a bit with very coarse threads, I could bore into it and pull it out that way, but I am not sure such a product exists.I plan on trying a fluted plunger first, then explore with a coat hanger to see how far in it is, but other than that I am open to suggestions.Obviously, removing the toilet is the ultimate option, but I am trying to see if something clever, but less involved would work before then.Thanks in advance!

You can do cash out refinance on a property that you have BRRRR's with a wide variety of loan products.
