I work in the Princeton area so have around 45-1 Hour commute radius around that area but have struggled to find a property. 

I am currently reading David Greene's book Long Distance Real Estate Investing as well. 

I'll have plenty of questions for the community as we work toward our first development property, a long distance vacation rental that will be funded through a cash-out refinance of one of our existing properties.

The drivers for me are it's behind my backyard so I can manage it easily personally and there is room for appreciation in the near future and I am somewhat hesitant about long distance investing.
