In fact, if the communications are unsolicited, repeated, and commercial in nature (as you are running a business) you are at risk of being sued for TCPA violations, where the "sellers" you are harassing can bring private party action against you for between 500-1500 per incident.

The goal of this model is to find good tenants who communicate efficiently, take better care of my property, and to take what would usually just be a single income source (rent) into two streams of income (rent & commission).In marketing my single family home I noted in the comments that if anyone was interested in eventually becoming a home owner then they should include that in communications with their application and that the landlord is a licensed real estate agent who would love to help them find their first home when they are ready (there was no lease to own option involved in this, my goal was not to sell my rental).

-communicate how much you like having them at the property, you want to offer a competitively priced home so rent will be $1500 - then give them $100 back after they pay Dec rent on-time-ultimately check your numbers - is property tax increasing?
