The reason is instead of steady college degree type jobs the type of tenant is more unstable with income working 2 to 3 jobs or lower end professions etc.So I would ask what you goal is with this and how much time you have to invest in such a property??

The judgments many times are worthless as the tenant filed BK or they are judgment proof ( move to a cash paying job, have horrible credit, income is lower than Federal poverty level so can't garnish, etc.)In your state it sounds like they file and string out so the judge could give judgments because they filed and answer and appeared.
