We purchased our first condo recently, and will likely sell it soon as condo boards seem to be a higher level of frustration than the HOAs we've dealt with.

My take, is trust me with 2 hours of your time, then use your own adult decision making capabilities to decide if I can help take your investing to the next level.  

Currently rents for $1750/mo with college renters)My question: do I leave the equity in the house, or do I draw it out and try to buy a property or two where I may have to put a cash down payment (against my current process of property acquirement)?

The reason is instead of steady college degree type jobs the type of tenant is more unstable with income working 2 to 3 jobs or lower end professions etc.So I would ask what you goal is with this and how much time you have to invest in such a property??

Bullet points of your experience level (# of rehabs, wholesale deals, # of units you own) Don't fake it, if all you have done is be a real estate agent and not done any of your own deals, then highlight that you are an experienced agent with a good understanding of your market.

Make a judgement call about what you feel is the most similar on all levels.

The judgments many times are worthless as the tenant filed BK or they are judgment proof ( move to a cash paying job, have horrible credit, income is lower than Federal poverty level so can't garnish, etc.)In your state it sounds like they file and string out so the judge could give judgments because they filed and answer and appeared.
