The rents are going for 2.7-4K for a home the same style and size. 

If you are open to living in an apartment style property, I have seen multiple four plex's that offer three bedroom units in the past few months.

That's not my style.

@Bruce Woodruff escrow account isn't really an option...they are holding rent until their things (damaged clothes) get compensated and the issue is resolved.

I don't want to replace it a fourth time.I'm also considering government-building style metal security fencing just around the units.

You would need to know what people are doing in your area.Generally, people like when the appliance brands match because often the styles match too. 

@Brad Sand - I bought these at the beginning of 2020, turn-key style... so backing on the appreciation that has occurred to get my valuation higher than purchase time.
