Hello all,

Looking for some advice and guidance on what path to take. Regarding my CCC I'm looking to start with duplex. Side by side or top and bottom. I don't have enough equaity to put down 20-25% of my own money to do a traditional loan so i was looking at the BRRRR strategy. I live in Las Vegas and for my first property to learn the ropes was looking here. I currently own a home with my family that we occupy. So doing any house hacking/FHA loan is out of the question. Any thoughts or guidance is appreciated. I've also heard a mix bag on investing in Las Vegas as well as pricing is pretty high roughly around 400-800k . You can get some C or D properties in the 300k range.
