Everyone of course is different, but to start I would try to look into local community colleges and see if they offer any handyman workshops or classes.

I feel you learn a lot more by being hands on and doing the work then if you sat in a class room.I would move from house to house and live in them as I flipped them.

The partying is gone in many at that point and they are getting degrees versus freshman and sophmores finishing core classes and being sent away by mommy and daddy to do something with their lives.The key is getting the parents to guaranty the leases and take hefty deposits to offset damages.

There are some solid C+ working class areas that will cash flow nicely.

For me it would be to:*250 units Class A apartment complex, 15% Cap Rate with under $5k or No money down.

A typical "C" class property in Indy will rent for $750-$800 and sell for mid $50K to low $60K.
