I know it's hard to cash flow today, especially in the A neighborhoods, but would like to hear what you think.ThanksI would jump into emerging pockets, buy when it’s considered a c area and sell when it comes up in grade.

Is your goal to flip homes and/or do "buy and hold" real estate investing?

My thought is to buy a large home, alter it slightly so it's set up for roommates instead of a family, and then rent to individual professionals that work at the hospital or local school district.  

In my opinion, it is the BEST strategy for first timers - you get the buying experience, the property management experience, and you get to start building equity right away (especially if you live in Denver).

-Say it takes you 2 years to save up enough to buy a property, and house hack.  

That's a terrible idea, one of the worst things you could ever do when buying your personal residence.

I was wondering if anyone had any book recommendations on how to  buy a business and/or how to start a business.

One is a duplex, and the other is a single family.Which one to buy?
