Then vet and build a team. 

I would start focusing my energy on building relationships and finding deals

We've been looking for land to build an STR cabin on the are Wisconsin Dells/Adams-Friendship/Lyndon Station areas.

New people come into the community all the time and it has gotten quite competitive out there for lending, but if you can build a rapport with fix and flippers and wholesalers and you are fair in what you charge as a return on their lending request, you will have a borrower for life.

I've heard a few opinions on this, and I've seen varying evidence in my market research.As an example, just this evening I'm pulling sold comps for a house and one of the highest sold price per sq ft comps is located literally right next to a railroad track, and has a massive commercial building right in front of it.
