Instead of wasting that couple grand on obtaining a new loan for your old property, why not use that money towards the 3.5% down payment on your next property?

you can get a HML with no experience but you will need a good amount of cash for down payment etc.if you have limited cash and no expeirnce.. your going to waste time.getting a partner with cash .. as this is a very low amount of money .. this should be simple.. split profits and build up your experience bucket so that U can then do deals on Ur own.

This will avoid you wasting time on people and letting your place sit empty.

I understand that some tenants won't think to do that, but why would a tenant waste their money on your pet fees when they can pay this one time fee to have their dog registered for life (you read that correct) for the entire life of the animal.Lawmakers need to crack down on this leniency asap and they're not going to do it without motivation.

That way they are not wasting their time and they can just forward it on to the seller for a rejection.. which is what will happen 99% of the time.. 

For us up here any property held in an LLC requires an attorney for a court ordered eviction, but we use our attorney regardless as his fee(s) are worth me not wasting my time.

Calling everyone in the world to see if they could use my products or services would be a HUGE waste of time, and would honestly get quite depressing.Ideally, you want to find a way to funnel the entire world down to just those people who would even be interested in your service.
