@Kevin Howard I recommend testing out some property management software companies to see which one would be the best fit for your rental business.Ever since I've been using a property management software to manage my rentals, it's been so much easier.

My feedback:Invest in systems to automate your businessStop texting people you don't know- Texting should be used after they have opted in to receive information from youContinue the direct mail but w/ systems in place to automate your response to sellersInvest in web presence 

In short, buy the software and then start running a search:Your city (and surrounding area)Just started a new job in the areaJust left a job in a different stateIs a VP, SVP, or C-Suite level individual (read: buying a more expensive home)By running this search, you'll get a list of a few dozen people who are moving to the area and are likely looking to buy.Good luck!

If you focus on running high volumes of text blasting and cold calling through the CRM automation, Podio is not going to work.

@Jon Berger You can use automated valuation sites like Rentometer or Zillow, but if rentals are listed in your local MLS, ask an agent friend to run comps for you. 

I’ve been talking with a hard money lender who is willing to cover 100% of the loan rehab and closing if it doesn’t exceed 70% ARV. all it takes from me is an initial invrstment of $3000 to have access to their software and services, and i pay ernest money. is this a good deal and good idea?

I have a different perspective because I work with investors inside a marketing software.
