In short, buy the software and then start running a search:Your city (and surrounding area)Just started a new job in the areaJust left a job in a different stateIs a VP, SVP, or C-Suite level individual (read: buying a more expensive home)By running this search, you'll get a list of a few dozen people who are moving to the area and are likely looking to buy.Good luck!

@Jon Berger You can use automated valuation sites like Rentometer or Zillow, but if rentals are listed in your local MLS, ask an agent friend to run comps for you.

I’ve been talking with a hard money lender who is willing to cover 100% of the loan rehab and closing if it doesn’t exceed 70% ARV. all it takes from me is an initial invrstment of $3000 to have access to their software and services, and i pay ernest money. is this a good deal and good idea?
