The more you can do before the tenant moves in the less of a headache you will have when they move in and start asking for things to be fixed. 

The goal is to have positive cash flow, where rental income exceeds your expenses.

I'm most concerned about vacancy due to the higher price point of furnished and if it may be a better idea to lease unfurnished/ long term.

What I have found is that like cabins, one with a view and the other with a pool, that the pool cabin will significantly outperform the view cabin, all other things being equal.
